Can I sell my house if I am behind on payments?
Usually, yes. In a cash sale, the loan is paid off at closing, including what is past due, as long as the price covers what you owe. We look at the numbers with you first to see if it does.
What if I owe more than the house is worth?
A cash sale may not cover the loan, but creative terms like taking over payments can sometimes work. If that happens, the loan stays in your name until it is paid off, and we put that and every other risk in writing first. If we can’t help, we’ll tell you, and a HUD-approved housing counselor can walk you through other options with your lender for free.
